ドイツでのWG物件詐欺の見分け方

結論から言います。

絶対に内見はしてください！ビデオコールでもいいので絶対に！！！  絶対直接見に行って下さい！

実は前回書いたnoteにも内見しましょうって自分で書いたのに今回行けてませんでした。。。

私の都合もあったので、内見に行かないまま部屋を即決で決めてしまったのが良くなかったです。

周知のためにもどんな手口で私が被害にあったか、実例を元に詐欺の見分け方をご紹介いたします。

※実際のメールを貼り付けているので長文になります。
誰かが詐欺メールの内容を検索した時に出てくるようにするためにわざと貼り付けているので、少し読み辛くなりますがご了承ください🙏

詐欺物件の広告

私が被害に遭った詐欺物件はすでに削除されていたのですが、被害に遭った後に同じ広告が載っていたので晒します！
こちらは通報済みですが、また別のアカウントを作って掲載してくるかもしれません。

物件詐欺の見分け方のポイント

契約と振込を急かされる

まず、私は自己紹介文を送りました。
その後にこのような“懇切丁寧な“ 長文メールが来ます。

これが英語の原文です

“Thanks for the introduction of yourself,you really sound great....I'm Hartman Clara Sophie by name and a German the apartment belongs to my late father and my mother have been managing and maintaining the apartment ever since my dad is late,the apartment is easy to public transportation and supermarket and store and its just about 2 mins walking to public transportation apartment is 120msq and room is 14msqft

A little more about me:

I am a Student and work as Architecture Design,I am very responsible, very clean, honest, jovial , respectful of others space, and like to cook.I also love to make new friends and i will be happy to be your friend and i know that you will be happy to be my friend because i am nice,look,loving and i like to go out to have fun,and all other good thing.

Apartment exact address is...... Bülowstraße 8, 40476 Düsseldorf, Germany

The lease is --€550 /month including the utilities,fridge-freezer,oven, washing machine, dryer, gas cooker,microwave, dishwasher, electricity bill, internet charges and others and €820 for the security deposit which is refundable back to you during the departure time.

Never mind i can reserve the room for you till your arrival date since there is a perfect procedure that we both have to undergo before you can proceed with the payment

However If you really have interest in renting the room just let me have this request below.

-FULL NAME,
-YOUR EXACT ARRIVAL DATE,
-YOUR DEPARTURE DATE,
-YOUR CURRENT ADDRESS,
-SCANNED COPY OF YOUR PASSPORT AND ID,

So that i can quickly instruct our family lawyer to prepare the tenant agreement form for you, to see the terms and condition of the contract and if you are okay with the terms and condition then you can proceed with the 1month rent and security deposit to My Mother Bank accounts so that the room can be reserve for you till your arrival date because there are alot of people that also have interest in renting the room,but my mother prefer the most serious person who pay her first..The signed agreement form will be send to you first through attached mail(with the scanned page of my international passport).for you to read and understand,after which you will proceed with the payment ,i'll now send you the original copy through a registered courier to your address for you to sign and bring along with you when moving in. Have a nice day”

ざっくり言うと
自己紹介と家の条件の後に
もし興味があれは必要事項と身分証明書をメールで送り、先に契約を交わし、お金を振り込めば家を確保する
と書いてあります。

この物件は母がオーナー、娘が契約等の代行をしている設定でした。

パッと見しっかりしているように見えますが、
最後のほうに
私の母は一番最初に振り込んだ真剣な人を良いとします
と書いてあり、振り込みを急かそうとします。

この時点では振込先は書かれて無いです。恐らく不審に思われるからでしょう。

このメールと共に相手の身分証明書が別メールで送られて来ます。これで私を信用させようとしてきます。

内見させてくれない

物件に興味があったので、指示通りまず必要事項と身分証明書を添付してメールしました。

このメールを送ったときに内見させてくれないか？と問い合わせました。

しかし、相手は適当な理由をつけて会おうとせず、早く振り込むように急かしてきます。

実際に来た返信がこちら

“It would have been my pleasure to meet you in person and show you the rooms but unfortunately I would not be able to do that due to my busy schedule but I want you to be rest assured that the rooms look exactly what you saw in the picture and details as well.

There are alot of people interested in this room and my mother has stated that only the serious one who provides he/her information first and makes payment first will secure the room.......So kindly let me know if you are serious in securing the room and willing to proceed.”

ちょっとアレ？とは思ったのですが、私も内見に行くのが難しい状況だったので振込先を聞いてしまいました。。。

何度も言いますが、振り込む前にまず内見をしてください！！！住居があることをキチンと確認しましょう！！！

振り込み先が海外

相手からメールが来て、振り込み先を見ると
ドイツの口座ではなく、リトアニアの口座でした。

しかも振込先の名前が娘のファミリーネームと全然違う。

後で知ったのですが、振込先が海外のパターンは詐欺でよくあるそうです。

こちらがその時の振込先です。

私は”まあドイツだし色んな国の血混ざってるからこんなこともあるよね”
くらいにしか思っていませんでした。。。

振り込み先も海外なのかどうかがひとつの判断基準になるので振り込む前に確認することをおすすめします。

その他注目すべきポイント

・契約書が送られてこない
相手はオリジナルの契約書を私の住所に送ると言ってましたが結局届きませんでした。

・WhatsApp を教えてくれない
メールでのやり取りだったので、WhatsApp でやり取りしようと連絡したら
ケータイが恐らく来週に届く と言われて教えてくれませんでした。

さらに追加請求してきた

相手は味を占めたのか、さらに家賃2ヶ月分を請求してきました。

その時のメールがこちらです。

“Thanks i just received a mail from my mother just right now after the previous payment have be Reflected on his account ,Please pardon me but i think i must bring this to your notice.........Honestly i don't like disappointing people.I'm a honest person and i keep to my words.
Today a Lady contacted my mother and showed interest in the same room. She says she is going to arrive on 25th August, 2024 and she wants to stay for a long Lease of 4 and half year,She is willing to sign a Lease and agreement and she is ready to make an 8 months payment and the security deposit. But I reject the offer.
She is seriously on my mother's neck and she is waiting for my mother authority to make the payment today.Truly i am confused here right now.Very confused believe me. As much as I don't want to disappoint you,also she is willing to pay 8months down payment today.Sincerely i don't know what to do at this point.
Though I told her about you and that you have paid a deposit of 550 Euros and 820 Euro already to reserve the room......she insists that she is ready to send 8Months+security deposit to my mother because she will arrive on 25th August, 2024.
Right now I have not said yes to her.......I thought i owe you an explanation about everything.Now this is what i think we should do to distract her away and confuse my mother about the offer due to the fact that I have pledged on your behalf to my mother already. Please try and make a payment of 2months (1,100Euro) extra in advance to my mother to make it 3Month.I know that she wouldn't be listening to another offer since I have pledged on your behalf please I am sorry for the inconvenience and i can tell our family lawyer to adjust the lease agreement form immediately that you have paid 3months in advance
Please, i have no choice right now, i don't want to refund your initial payment because i know you will feel bad and is very difficult finding accomodations now days and i have a conscience.Please make payment to my mother Account Details via Bank Transfer only to turn her offer down and keep looking ahead to hear from you.

要約すると
もう1人住みたいと言ってきている人がいて、その人は8ヶ月分の家賃を払い、４年半住むと言っている。
私は断ったが彼女が母にこの家に住みたいと強く迫っている。まだ彼女にokの返事はしていない。
しかしあなたが2ヶ月分の家賃を今すぐ払えば母は彼女の申し出を断るはずなので今すぐ振り込んでくれ
と…

ここで私は詐欺に気付きました。流石に見ず知らずの人に8ヶ月分の家賃を前振込みするバカな金持ちいないでしょ…

そこで私は
“現状はわかった。しかし今の状況で信用することはできない。まず、あなたのことを信用したいので私が支払った分を一旦返して欲しい。”

と、返信したのですがこれを拒否。

もう一度返金を求めましたが返信が来なくなりました。

最後に

口酸っぱく言いますが内見は必須事項です。
ビデオコールは危険なので必ず直接見に行ってください！

普通のWGならシェアメイトとの相性と物件を見せるために必ず行います。

詐欺に遭った時の対処についてはこれからなので、
