Average budget and profile of new construction home buyers

Woman, Spanish, married, from 35 to 44 years old, with two children, a house owned and a budget of 335,000 euros to buy a three-bedroom apartment.
These are the great features of the robot portrait of the potential buyer of a new construction home in 2017, according to the 1st AEDAS Homes Study of New Construction Demand. This has been prepared by the developer, which is present in the five main residential markets in the country. In Madrid, Catalonia, Levante & Baleares, Costa del Sol and Seville.
The company has drawn this innovative profile from a wide sample of more than 3,000 quality contacts (who have provided a high level of information) registered on its website. They have done it through the 'call center' and in the sales offices of their promotions during the second half of 2017. The parameters of sex, age, nationality and demand by cities and countries have been defined based on the hundreds of thousands of users who visited aedashomes.com between July and December.
By nationality, 94% of those interested in acquiring a new home from AEDAS Homes were of national origin. And 6.3% international. Among these, the British, Americans, Germans, French and Dutch stand out.
The percentage of foreign demand shoots up to 43.6% on the Costa del Sol and in Seville. On the contrary, it is practically residual (1.7%). National demand comes, above all, from the cities of Madrid, Seville, Barcelona, Valencia and Malaga.

Only 11.4% of 'singles'
More than half of the plaintiffs are middle-aged couples. 27% young couples (up to 35 years old). 11% 'singles' . 9% elderly spouses (over 65 years). 1% divorced. And 0.3% widowed people. The 2-member family unit is the most abundant (35%). Followed by families of 4 (26%) and 3 (22%) components.

The floor, the reference typology

That the house has a garage is essential for 98%. And the terrace is an element requested by 39%. Regarding the number of bedrooms, almost half opted for three rooms . While 25% want two and 23% want four. It is clear that the demand for new construction wants large houses. 3 out of 4 potential buyers look for 3- or 4-bedroom properties.
By area, it is particularly striking how preferences vary . In Catalonia the garden basses are not interesting . Only 2% ask about this typology. And in Seville they don't want tft cheat sheet .Only 3% are interested in this type of property. Nor a terrace, only 16% request this space.
The motives? In the first case, the garden bass is a rare type in favor of the commercial bass. In the second, high temperatures play against outdoor spaces.

Between 250,000 and 300,000 euros
From an economic point of view, the average budget for the potential demand for AEDAS Homes amounts to 334,963 euros. And the predominant profile , a fifth of potential applicants, moves in the range that ranges from 250,000 to 300,000 euros. This amount varies significantly depending on the region. From 163,310 euros in Seville to 490,730 euros in Madrid. Going through the 271,355 euros in Levante & Baleares, the 321,850 euros in Catalonia and the 338,515 euros on the Costa del Sol.
To face the payment of the house, only 4.6% admit that they do not need financing . While 64% need to finance 80% of the value of the property. Cash payment grows to 7.6% in Madrid. On the opposite side, 88% of those registered in Seville admit to requiring mortgages of up to 80% of the cost of housing.
